Property Location; 2 Miles from Muse Ok on River Rd. off hwy. 63 approximately 2 blocks past the Kiamichi River Bridge; take a left Little Mountain Road into the property. Muse is located 6 miles from Big Cedar Ok. on Hwy 63.

It is all of Sections 23, 24 and the East ½ of the NW ¼ consisting of 80± Acres of section 22 in Township 2 North, Range 24 East in Muse "LaFlore County" Ok. 74949.

This MuseTimber Ranch boast a healthy Pine Plantation planted in 2004 and 2006 and since is growing in leaps and bounds. A Site Index 70 to 85 is a close estimate for the timber growth.

The ground was ripped before planting allowing better growth as with a tilled garden for vegetables. The stands were planted on 8x8 spacing and money was not spared on the genetics of the trees planted, therefore the new owner will benefit greatly. The tree count will exceed 550± trees per acre and they are in very good shape.

The trees are very healthy, the needle color and quality is excellent. Several holes were bored in the trees with a Sweetish Increment Borer and found very good growth. As for the trees bored, and average of 3.65 rings per inch was found. The dominate trees in the older stand were mostly found to be 30 feet tall averaging 3 feet of growth per year.
